Policies and Procedures
We value our clients and wish to express our appreciation for your business. Our rental policies enhance our ability to offer clean, quality accommodations.
What is provided:
- Bed and bath linens provided. Pool Towels
- Starter supply of dishwasher/dish/laundry detergent, soft soap, cleaning supplies, paper towels, toilet paper, garbage liners are included.
Phone:
- No charge for local or long distance in Continental USA.
- Calling card will be needed for international calls.
Family Oriented Accommodations:
- A Home Suite Home provides family oriented accommodations and will not rent to anyone under the age of 25. Our homes are non-smoking and do not allow pets. Reservation made under false pretenses will be subject to forfeiture of deposit and rental fees.
Reservation/Security Deposit:
- A reservation/security deposit is due upon booking a reservation. This deposit will be fully refunded by check within 30 days of departure providing there is no damage or theft and all policies and conditions are followed.
Cancellation Policy:
- If you have a deposit and need to cancel, we will make every attempt to re-rent the home, and will return your deposit minus a $100.00 cancellation fee. We suggest purchasing trip insurance for possible illness, weather, etc. www.insuremytrip.com
- All cancellations must be made 30 days prior to arrival for monthly leases.
Lease Payment Policy:
- In addition to the lease rate, an addition cleaning fee will be charge $90-$160 depending on the home. There is also an 12.75% NC and Hotel tax added to the invoice. Full rental payment is due 30 days prior to arrival and may be paid by personal check. Credit cards are accepted w/ a 3% convenience charge.
- No daily or weekly rentals. Minimum of a 30 day lease.
- The rate information provided more than 90 quote are subject to change and are not guaranteed unless a reservation/contract is agreed upon in writing. Change of price or withdrawal of a property may occur without notice.
Check-in/Check-out:
- Check-in time is after 4pm
- Check-out time is 9:00am. Guest who are late in departing, will incur additional charges deducted from the security deposit. An additional housekeeping crew member may be required in order to prepare the accommodations in timely manner for the next client.
- Any exception must be requested and approved by A Home Suite Home in writing 7 days prior to departure.
Keys/Maibox Keys and Pool/Spa Keys:
- Keys, mailbox keys and pool/spa keys, must be returned into the outside lockbox at check-out. There will be a min of a $125.00 non-refundable and non-negotiable fee for each key not returned upon departure.
- Keep condo locked at all times, including sliding glass doors, window.
Occupancy Limits:
- North Carolina Licensing require occupancy limits based upon square footage of the condo. Therefore, the number of guest must not exceed the maximum guest allowed; including children. If the occupancy limits are exceeded, then guests will be asked to depart and full deposit and rental fee will be forfeited. NO EXCEPTIONS.
Parking Regulations:
- RV's, boats, watercraft, U-Haul, trailers are not allowed.
- Only park in your dedicated parking space and properly marked areas. The homeowner's association strictly enforces the parking regulations.
Hospitality Code:
- No Smoking and No Pet Policy assures our clients who are allergic to such a GUARANTEE that A Home Suite Home accommodation are comfortable for all clients. The person making the reservation is the responsible party and acknowledges all policies and procedures of A Home Suite Home rules and regulations governing the use of the properties and it's amenities.
- No house parties or excessive noise- we want our neighbors to continue to love us.
- Refer to the condo handbook for Association Rules. As a tenant you are required to follow the rules. See binder w/ Instruction Manual under the Handbook tab. As a tenant, you will be require to adhere to contract and HOA rules.
Swimming Pool:
- During your stay, please familiarize yourself with rules, policies and practices concerning the grounds and swimming pool.
Good Housekeeping:
- Refrigerator: Please clean out the refrigerator upon departure and take the unwanted contents to the dumpster on the property. All boxes are to be broken down prior to placing in the dumpsters per the Home Owners Association.
Washer/Dryer:
- Please thoroughly shake out all debris from clothing, towels etc before washing/drying them in the washing machine. Any kind of debris: coins, paper, clips, hair accessories etc cause problems in the washer/dryers and a repairman may be required. Charges will be deducted from the security deposit.
- Do not use bath towels for the pool or lake.
- Guest will need to provide additional laundry detergent, paper products for the remainder of their stay.
Trash Disposal:
- Prior to check-out, all-food, debris and garbage are to be disposed at the dumpsters. All soiled dishes must be washed in dishwasher. A Home Suite Home reserves the right to retain partial or full security deposit for carpet cleaning and additional housekeeping services due to guest's lack of care or respect for privately owned homes. Please treat the property with care and the neighbors with courtesy.
Grills:
- No Charcoal Grills, Gas Grills or Gasoline or other flammable materials in closets or balconies per Mecklenburg County Fire Code Restrictions.
General:
- Client is responsible to inform the homeowner of any issues, concerns- damage, cleanliness on the home upon arrival. Failure to notify landlord, will be the obligation of the Tenant for any charges upon departure.
- All reservations are on a first come, first serve bases. No reservation will be guaranteed without the full deposit, credit worthiness, and application fee.
- Client will agree to the above policies with signature above if both parties verbally/written agree to hold the property.
Fair Credit Reporting Act(FCRA)
Falsification of this information is grounds for 10 day notice to move from the premise, if discovered later by A Home Suite Home, LLC.
