- Parties are strictly prohibited

-No Charcoal Grills, Gas Grills or Gasoline or other flammable materials in closets or balconies per Mecklenburg County Fire Code Restrictions. 

-Keep condo locked at all times when you lease, including both sliding glass doors   

- Please remove all trash from home:  refrigerator, freezer, trash, garbage disposal.  No dirty dishes to be left in the sink or dishwasher.

-No excessive noise- we want our neighbors want to continue to love us 

-We make sure each condo is in spotless clean condition for each new tenant.  At the end of the lease term, we require that the tenant return the apartment in clean condition.  In the event the tenant decides not to leave the condo in the same spotless clean condition as upon arrival, the tenant agrees to cleaning charge by a third party, which is deducted from the deposit upon vacating the condo.  Minimum detail cleaning charge is $120/2 bedroom, $150/3 bedroom.  The tenant is responsible for cleaning their condo upon departure or other arrangement can be made via A Home Suite Home.leaning fee for condo not left in same condition as upon arrival is $150.00.   

-Tenant is responsible to inform the homeowner of any issues, concerns- damage, cleanliness on the home upon arrival.  Failure to notify landlord, will be the obligation of the Tenant for any charges upon departure

-All Rents will be paid prior to arrival.  

-Refer to the condo handbook for Association Rules.  As a tenant you are required to follow the rules.  See binder w/ Instruction Manual under the Handbook tab. 

-All reservations are on a first come, first serve bases.  No reservation will be guaranteed without the full deposit, credit worthiness, and application fee. 

-Cancellation Policy: If within 30 days, 50% of deposit. If within 14 days of arrival 100% of deposit.

 cation (Security) Deposit is based on Credit References; minimum deposit $1150 is due 5 days after reservation.  Special circumstances may be granted regarding deposit.  Your rental deposit and payment can be made by: credit card (PayPal w/ a 3% pass through surcharge), cash, check or money order.  If not received within 7 days, we will be forced to cancel the reservation.  Rental deposits will be returned within 30 days of departure.  The Indemnification Deposit will be refunded by mail after home is cleaned, inspected and inventoried.  The deposit can be used to repair damages, replace missing contents or to reimburse A Home Suite Home, LLC. For expenses resulting from contract violations such as exceeding the number of allow tenants, phone calls, movie charges, returned check fee, trash left in unit(refrigerator, freezer, cupboards, closes, trash containers or other), or unacceptable condition upon departure.  If not reported, we must assume any damages occurred during your stay.  Indemnification Deposit will be forfeited if the pet and smoking policy is not adhered to.   Minimum cleaning fee for condo not left in same condition as upon arrival is $150.00.
